You're probably googling for properties on Guam now that
you know you're moving to Guam or already in Guam but need to find a place. And you probably have looked at
many other websites. Look no further, this is my specialty and I am here to help. Guam is my home. I grew up here, left
for college and came back and want to make this beautiful island your home.
Before you start looking at all the
info on my website, I've blogged a few thoughts from alot of my experiences.
I am hard to reach during the day
when I am driving or with a client. My voicemails get full quickly so if I don't answer, TEXT or EMAIL me as I will get
it on my Blackberry and respond back asap.
Recently, I've had clients that were working with several Realtors.
PLEASE be courteously upfront if you are working with more than 1 Realtor. I'd recommend you stick with 1 Realtor first
and if after a few showings you are not happy, please advise you will be working with someone else. It will save you
from seeing the same properties twice and wasting time. But if it seems like you are not getting quality results, then you
should look at other Realtors. It's a small island and I want to work in a harmonious environment with my fellow Realtors,
it's all part of professional etiquette:)
Living in the heart of Guam in Tumon or Tamuning is the most expensive
place. It is very HARD to find beachfront places that are affordable. Average prices start at $2200 and above that is nice.
Everybody wants to live on the beach or near the beach. With a high demand from the many military members who move to
Guam each month seeking off base rentals, you need to make a selection quick before they are gone.
The newest rental
in Tumon called the Tumon Beachfront Residences quickly filled up and 1 bedrooms are all sold out. They are
not big in size but perfect the single or couple who don't have a lot of furnitures and want the quality lifestyle
of living right on the beach. Its great to have new inventory, beachfront rental, for the first time in years.
However, it's comes with a price. Prices start are $2200 for 1 bedroom, 2bedroom at $2600, and 3 bedroom at $3000-4400.
Check out pictures under Tamuning/Tumon neighborhoods link. If you can afford this, then it doesn't get better than this
in Tumon at these prices. Other luxury beachfront condo rentals are at $4500.
Some of my customers can't
find a great place with the current inventory and opt to go month to month. If something is new in the
market and you like it, make an offer on it before its gone. Good properties in great condition go quickly,
make your decisions fast, because your competing with many others who want the same property.
I also have
a lot of customers who want to make an offer online. Unless I've seen it and think you really should jump on it,
hold off because pictures are deceiving and until you see the unit in person, don't make any offer online.
A most common request is houses with garages, most Guam homes don't have garages. A big development in the
north area has several brand new homes but if you want to live centrally, there's not much choices. Most homes just don't
have garages, just carports. That's just how Guam is. Many complexes, even high end properties were made without covered
parking. I had a client who wanted a nice house, $2500 with an oceanview in central area. Even at this range, its
completely difficult to find, either you'll have a nice house, but no view. Or a house with a view, but not that nice
or modern inside. It's very hard to compare what you can get stateside to Guam.
There has also been a lot of
requests for customers wanting to preview properties while they are visiting Guam for a few days but not planning to move
in several months later. I know many want to find out what housing looks like when you get here but they won't be
the same inventory when you get here and we'll have to househunt all over again. Good properties go quickly and
so it's best to look at the properties when you finally arrive and are ready to move in. Because I am quite busy
with many customers who are already on island and need to move in asap, I may not be able to entertain customers who are not
in need of immediate housing as I must give priority to those who need to move in asap.
Also, I get alot of emails
from prospective newcomers and try to get back to everyone quickly but I spend all day in the field showing properties,
please be patient with a reply. I do get back to everyone as soon as I can. Also, I have a lot mail that's
going to my spam filter. In case, you don't hear from me within 5 days, I suggest you resend again
to see if it goes through.
On another subject, many customers want to get an idea of what to expect for
housing and provide a listings of recommendations. I have many requests to "please send me a list of rentals available"
or "I'm not arriving until 6 months from now, what can I expect?" Every customer can view the Mulitiple
Listing Service (MLS) and search for properties online, anytime at their leisure. The MLS is the same database
Realtors use to select properties for your househunting. It is updated 24/7, so what you see is current to what Realtors
can see. I recommend reviewing the MLS system frequently especially a week prior to your arrival to give you an update
of the most current rentals available. You can search the MLS by clicking "Search all Guam real estate listings
now" above my home page. If there are no photos, the list agent has not uploaded any photos for that listing.
Keep the list numbers you like and when your arrival nears, I will research them to find out if they are still available.
The MLS is a powerful tool for househunting whether you are arriving tomorrow or next year and just want to
get an idea of what's out there. I still get a lot of customers requesting a listing of properties but
you have that capability to look at listings anytime. If you'd like me to find out more info, just email me the
